Terms of Service

These terms govern use of our website and direct booking services. By using the website or making a booking, you agree to the applicable terms. If you do not agree, do not use the website to make a reservation. Our Privacy Policy explains how we handle personal information; accepting these terms does not constitute consent to optional text messages.

Reservation-specific rental terms, property rules, and policies disclosed and accepted when you book also apply. If a reservation-specific term conflicts with a general website term, the reservation-specific term governs that booking, subject to applicable law. Bookings through another platform may also be subject to that platform’s terms.

The responsible party for a reservation must be at least 21 years old and provide a valid credit card and driver’s license as required by our rental terms. You must have authority to make the booking and use the payment method. The person making the reservation is responsible for the booking and for communicating applicable rules to accompanying guests.

Provide accurate, current contact, guest-count, and booking information. Keep any account credentials confidential and notify us if you suspect unauthorized use. Do not impersonate another person, access another guest’s records, or make fraudulent or speculative reservations.

Availability and displayed prices may change before a booking is completed. Review accommodation details, dates, occupancy, extras, taxes, fees, and the total before authorizing payment. Your online stay is confirmed when the required payment succeeds and the booking confirmation indicates it is confirmed. A booking-created notice, temporary hold, or payment-processing message alone does not establish that payment succeeded.

Contact us promptly if a confirmation contains an error or if you are unsure whether payment completed. Do not submit repeated payments to resolve an uncertain status. If a material pricing or availability error prevents us from honoring a booking, we will contact you to explain available options and address any payment collected for services we cannot provide.

Prices are in U.S. dollars unless stated otherwise. The checkout summary identifies the amount due and applicable taxes, cleaning fees, and selected extras. Online payments are processed by Stripe. By authorizing payment, you authorize collection of the amount shown under the booking and payment terms you accept.

Under the rental terms, property damage, missing items, excessive cleaning, and late checkout may result in additional charges. Charges must relate to the applicable rental terms and circumstances; contact us for an explanation of any charge you question. Nothing here removes payment-dispute or refund rights provided by applicable law.

The cancellation policy disclosed when you booked governs your reservation. Our current direct-booking rental terms provide the following:

• Cancellation requests require written notice from the registered guest. Email jake@theinnbetweentx.com with your reservation details.
• If you cancel more than 60 days before arrival, the refund is reduced by an amount equal to 25% of one night’s rental fee.
• If you cancel within 60 days before arrival, payments are nonrefundable unless the accommodation can be rented for the entire stay at the full rate. If it is re-rented on those terms, the refund is reduced by an amount equal to 50% of the first night’s rental fee.
• No refund is guaranteed for cancellation within 60 days of arrival, and partial cancellations are not accepted.
• Unusual or extenuating circumstances are considered individually at management’s discretion.

Contact us about date changes or other requests; availability and the terms of the original booking will determine the options. Stopping text messages does not cancel or change a reservation. This website update does not retroactively replace the terms of an existing booking or limit rights required by law.

Current standard check-in is 4:00 p.m. and check-out is 10:00 a.m., local Central Time, unless your confirmed booking provides otherwise. Late checkout may incur a fee under the rental terms. Maximum occupancy is the stated capacity of the booked accommodation.

Respect the property, other guests, staff, and neighbors. Current rental rules prohibit parties and smoking, require quiet hours from 10:30 p.m. to 6:00 a.m., and prohibit pets except in the designated pet-friendly accommodation, Hippies and Cowboys, subject to its booking rules. Contact us about accessibility needs or service animals; applicable law governs accommodations.

The responsible guest is accountable for accompanying guests and for damage, missing items, or excessive mess attributable to the group. Occupancy or other serious rule violations may result in ending a stay under the rental terms and applicable law. Observe safety instructions, supervise children, and use accommodations and amenities responsibly.

Program: The Inn Between reservation notifications, operated by Concan Glampsite, LLC. If you separately opt in, we may send automated SMS texts with booking, check-in, and check-out information, including links to stay information, to the number you provide.

Your choice: Text consent is optional and is not a condition of purchasing, booking, creating an account, or using our services. Providing a contact number or accepting these website terms does not itself enroll you. Consent covers the reservation messaging program described at opt-in, not unrelated promotional messages. Use a number you own or are authorized to use, and contact us if it changes or is reassigned.

Frequency and charges: Message frequency varies according to your reservation and service needs. Message and data rates may apply. Consult your wireless provider about your plan.

Opt out: Reply STOP to unsubscribe. You may receive a final opt-out confirmation. After opting out, you will no longer receive program texts unless you appropriately opt in again. Opting out does not cancel your reservation. For help, reply HELP or email jake@theinnbetweentx.com.

Delivery: Text delivery depends on your carrier and device and may be delayed or unavailable. Carriers are not liable for delayed or undelivered messages. Texts are not an emergency service. If you need booking or arrival information and a text has not arrived, contact us directly.

Privacy: We do not share mobile information or text opt-in data and consent with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy’s mobile-information protections. Changes to these terms do not create new messaging consent.

You may use the website for lawful personal travel planning, inquiries, and authorized bookings. Do not interfere with the website, bypass security or access controls, introduce malicious code, scrape personal information, or misuse forms or payment systems. We may restrict abusive or unauthorized access, subject to applicable law.

Website text, photographs, logos, and other content belong to us or our licensors and are protected by applicable intellectual-property laws. Viewing the website does not grant a right to republish, sell, or commercially exploit that content without permission, except as otherwise permitted by law.

The website may link to maps, social networks, booking platforms, payment services, and other independent services. Those services may have separate terms. We are not responsible for their independent content or practices.

We aim to provide accurate information and a reliable website, but do not guarantee uninterrupted or error-free access. To the extent permitted by law, the website is provided as available without warranties beyond those expressly stated or required by law. This does not excuse our obligations for a confirmed booking or any nonwaivable consumer rights.

Each party remains responsible for its conduct and obligations under the booking terms and applicable law. To the extent permitted by law, we are not responsible for indirect or consequential losses arising solely from inability to access the website. Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for our fraud, gross negligence, or willful misconduct, or limits rights and remedies that the law protects.

Contact us first about a concern so we can try to resolve it. Texas law governs these terms, subject to any mandatory law that applies to you. These terms do not require arbitration or waive your right to bring an eligible claim in court.

We may update these website terms by posting a revised version with an updated date. Updates apply prospectively; they do not automatically change previously accepted booking terms or messaging consent. We provide additional notice or seek agreement where required by law.

If a provision is unenforceable, the remaining provisions continue to apply to the extent permitted by law. A delay in enforcing a provision does not waive it. Contact us if you need clarification before booking.
